James A. Moore was one of Seattle's early real estate speculators, who had a hand in developing the Green Lake, University District, Rainier Beach and West Seattle neighborhoods. He also owned the Denny Hotel (or Washington Hotel) and built the Moore Theatre in 1907.

Several years ago Mr. Moore began his work of opening large areas about Seattle and making of them choice residence districts, of which Capitol Hill, now one of the finest residence sections of the city, is an illustration. University Park will be the very best exclusive residence district in Seattle. The University of Washington is destined within three years to be the most beautiful university in the world, when the parking of the University grounds of 350 acres is completed by the eminent landscape architect, Olmsted, in time for the Alaska-Yukon-Pacific Exposition...University Park lots will sell on August 30, 1906, at $1,300 to $2,000, including all improvements, sewer, water, gas, asphalt paving, all to be in within a year.
