Description
English: Newly installed windows on the Washington Street side of the former Trico Plant No. 1 in Buffalo, New York, as seen on a February 2023 afternoon. The redevelopment saga of this long-vacant former windshield wiper factory has been long and circuitous even by Buffalo standards: it was in 2014 that mayor Byron Brown announced that the Krog Corporation, a locally-based developer, had signed on to a $50 million renovation process that would see the building converted to a mixed-use complex containing 150 apartments, a 138-room extended-stay hotel, and a second location of the Emerson School of Hospitality. Groundbreaking was originally set for 2016 with completion in early 2019, but due to a combination of factors including cost overruns and legal complications related to the sale of the property to the developer, actual work did not begin until three years later. The delays had by this time already led the Buffalo Public Schools to pull out of the project (the second Emerson school would later open in the former C. W. Miller Livery Stable on West Huron Street), and only a year into the construction process, the onset of the COVID-19 pandemic led to another stoppage in construction while also throwing into doubt the viability of the hotel portion of the complex. Work finally resumed in August 2022 on what was now slated to be a combination of apartments and ground-floor commercial space.
