390 A HISTORY OF REAL ESTATE, these buildings were necessarily of very heavy construction. Thisfact imposed restrictions upon the height of buildings which eventhe steam elevator could not overcome. The object planned for,then as now, was rentable floor space. Except in a few cases thelower floor produced the highest income from rents and the rent-als grew less as they progressed towards the top floor. Thehigher the building the thicker and broader the walls had to be,and thick walls consumed the greater amount of space in the mostvaluable parts of the building. There came a point, therefore, atwhich the consumption of floor space in the lower stories more thanofifset the productiveness of the increased floor space at the top ofthe building. This difference in the rentable value of the floorswas largely equalized by the perfection of the easy and rapid mov-ing hydraulic elevator, and the later structures of this character areaccordingly the loftier.
